Applications, Leases & Rent
There is a $75 application fee per applicant, due at the time you submit your application. Once the fee is paid, we can begin processing your application right away.
Our community is made up of multiple buildings in downtown Des Moines, located just off MLK Parkway, offering a mix of modern apartments and spacious townhomes. With a variety of floor plans, free on-site parking, and a walkable downtown location, we make city living easy and comfortable. Our leasing team is always happy to help you find the best fit.
We do not offer individual or co-living leases. All apartments and townhomes are leased as an entire unit under one lease agreement.
Yes! You’re welcome to request a specific apartment or townhome. We can hold a home for up to 30 days from the earliest available date. Please note that new construction floor plans are excluded from unit holds.
Utilities are not included in the base rent and are set up separately by the resident. This allows you to manage your utility usage based on your lifestyle and apartment size.
Yes, renters’ insurance is required for all residents. It’s an easy way to protect your personal belongings and provide added peace of mind while living in our community.
No, short-term rentals are not permitted. Apartments and townhomes must be used as a primary residence and may not be listed on Airbnb, VRBO, or similar platforms.
We understand that life happens. Our community offers flexible lease termination options, and our leasing team can walk you through the details if your plans change.
Yes, a refundable security deposit is required. The deposit is returned at move-out, pending a final inspection and in accordance with the lease agreement.*

Yes! All homes are Wi-Fi ready with Quantum Fiber, offering speeds up to 1 Gbps, perfect for working from home or streaming. A $65 monthly internet fee applies.
Yes, we are proud to be a smoke-free community. Smoking is not permitted anywhere on the property, including apartments, patios, garages, parking areas, green spaces, or common areas.
Yes! We’re a pet-friendly community and love welcoming your furry companions. Residents enjoy access to a private dog park with obstacle features, plus we’re just minutes from Gray’s Lake, nearby trails, and green space, giving your pet plenty of room to run and explore. Pet fees and monthly pet rent apply.
One of our favorite perks - surface-level parking is free! We offer free surface-level parking, which is rare for downtown Des Moines. Parking is first come, first served, and towing is enforced for non-residents. Select townhomes also include private 2-car garages.
Yes, every apartment building includes elevator access, making daily living and move-in a breeze.

Both options are available. Some floor plans feature bathtubs, while others offer walk-in showers. Availability depends on the specific layout.
